Where is Hertfordshire?

Hertfordshire is one of the counties that makes up the East England region. It’s also one of the ‘home counties’, which are the ones that surround London. Hertfordshire is bordered by Bedfordshire and Cambridgeshire to the north, Essex to the east, and Buckinghamshire to the west. Meanwhile, Greater London lies just to its south.

Why live in Hertfordshire?

Hertfordshire, like the rest of the home counties, offers an appealing blend of urban and rural lifestyles. It has miles of stunning green belt countryside, charming market towns and historical villages, but also excellent transport links to London. This makes it an ideal location for commuters, young families or anyone who wants a foot in both the country and big city living.

Another big plus for families looking to live in Hertfordshire is the availability of excellent schools. The county has over 120 schools rated ‘outstanding’ by Ofsted.

Popular Hertfordshire locations

Hertfordshire has plenty to offer for house hunters of all different backgrounds and circumstances. Look towards Much Hadham, Standham, Flaunsden and Fairfield for idyllic village life complete with excellent gastro pubs and independent shops. Meanwhile, Bishops Stortford, Hitchin and Tring are all exceptionally pretty towns, with no shortage of attractive period homes. St. Albans is the county’s only official city, and its cathedral and many other cultural attractions, plus its superb dining and pub scene, make for a reliably lovely day out.

Transport in Hertfordshire

Hertfordshire is an exceptionally well-connected county, with its close-knit towns and cities joined by a network of A-roads. Getting between the main towns in the county is a breeze with the M25, A1(M) and A10, among other major roads, providing easy access. The county also boasts excellent rail connections, with major lines running through Hemel Hempstead, St. Albans and Harpenden and Potter’s Bar, Hatfield and Welwyn Garden City.

What are average property prices in Hertfordshire like?

At the time of writing (August 2024) Hertfordshire house prices were at an average of just over £531,000. This makes Hertfordshire a relatively expensive county in which to purchase residential property, even compared to some of the other home counties. If you compare it with the June 2024 national average house price for England (£305,000), Hertfordshire’s average is significantly higher.

Renting in Hertfordshire costs an average of £2,272 per calendar month. If you’re looking for a smaller property, one-bedroom homes go for around £1,334 PCM, while a three-bedroom property averages a monthly rent of £2,351.

It’s worth remembering that Hertfordshire’s average sales and rental prices cover a broad range of locations and property types. While St. Albans, Harpenden and other key commuter towns remain expensive places to buy, there are plenty of areas offering more affordable averages to rent and buy in Hertfordshire.
