Where is Brent?

Brent is a borough in north-west London. It borders Harrow to the north-west, Barnet to the north-east, Camden to the east, and the City of Westminster to the south-east. Kensington and Chelsea, Hammersmith and Fulham, and Ealing lie to the south. Brent’s districts include Kilburn, Willesden and Wembley, plus Harlesden, Stonebridge, Kingsbury and Queen’s Park.

Living in Brent

Partly characterised by 20th Century Metroland developments, Brent has secured its position on the map as the home of Wembley Stadium and Wembley Arena. The area is also well known for the Kiln Theatre and the Welsh Harp reservoir.

Dubbed the ‘Canary Wharf of West London’, the Park Royal commercial estate employs around 35,000 people, boosting Brent’s local economy. There are some great educational opportunities in the area too; while the famously prestigious Harrow School lies just outside the borough, you’ll find a wide range of independents inside the boundary.  

Located in a convenient central position, Wembley Park hosts high-end brands such as bespoke luxury clothing store House of Bilimoria at London Designer Outlet and world street food at BOXPARK. Other highlights here include famous bakery Bread Ahead, authentic Italian trattoria Pasta Remoli, bars and cafés and big high street names.

When you need a breath of fresh air, head over to Fryent Country Park, which is peppered with open fields and woods, paths and horse stables. Meanwhile, Gladstone Park offers formal gardens, a duck pond, play areas, and an art gallery and café. Besides this, it’s an easy journey up the A40 to Colne Valley Regional Park – perfect for a day out with the kids.

Brent is also a practical place to live – there are two hospitals within the boundaries, while the A406 cuts through the middle, linking directly to the A40/A41 and the M1. Travelling by train? Brent has 21 Underground stations to choose from – all served by the Metropolitan, Jubilee, Bakerloo or Piccadilly lines.

Brent property prices

According to a recent Zoopla analysis, the average price for property in Brent stood at £613,301 in January 2022. This is lower than the current London average, which stands at £700,325 (Zoopla: Jan 2022). Flats sold for an average of £427,499, with terraced houses going for £731,606. Meanwhile, semi-detached and detached homes achieved £688,637 and £899,252, respectively.

How does this compare with Brent’s rental market? According to daily recalculated figures provided by property search engine Home.co.uk, the average rent is around £2,298 PCM. However, if you take the median average into account, this figure drops to £1,575. One-bedroom homes cost about £1,358 PCM, scaling up to £7,637 for a five-bedroom rental.

The Rise is a collection of contemporary one, two and three-bedroom apartments located close to the revitalised waterside in Alperton, a convenient short walk from the Piccadilly line. Our residents rated The Rise into third place, describing it as ‘clean and tidy’, with ‘friendly staff’ and nice communal spaces.

You only need to walk for a few minutes to find Alperton station, Sainsbury’s, Indian stores and more, plus there’s a bus stop just in front of the building and free evening street parking.

In addition, there are two resident lounges with Sky HD TV, a pool table and free WiFi. Montana & Dakota is also close to Wembley Park Tube station and various shops, restaurants and bars. Residents say the interior is spacious and high-spec, and the friendly maintenance team respond quickly to any issues.
